Repairs
General
Some repairs are the landlord’s responsibility, but many small maintenance tasks are for the tenant’s own account. This is set out in Dutch law (Article 7:217 Civil Code) and the Small Repairs Decree. Always read your lease carefully and check whether the repair falls under your responsibility.Always submit repair requests via the tenant portal. Clearly describe the issue and provide your phone number(s). If a technician attends for a small repair that is the tenant’s responsibility, the costs (€ 35 – € 55 excl. VAT) will be charged to you.
Emergencies
Fire → Call 112.Burglary → Call the police and your insurer, then notify Blossem Group.
Leakage → Take emergency measures and notify Blossem Group.
No electricity or water → First check with your supplier/installation, then report to Blossem Group.
Heating failure → Check water pressure and radiators, report if unresolved.
Please note: in case of unjustified calls, an € 50 administration fee will be charged.
Small Repairs (tenant’s responsibility)
Under Dutch law (Article 7:217 Civil Code and the Small Repairs Decree), tenantsare responsible for:
• replacing lamps, fuses, batteries, tap washers, and small parts,
• unblocking drains up to the municipal connection,
• refilling/bleeding the central heating system,
• cleaning windows, frames, ventilation grilles, and gutters (if accessible),
• maintaining garden/balcony (mowing, trimming, removing weeds),
• repairing minor damage (holes, shrinkage cracks).
Major Maintenance (landlord’s responsibility)
Blossem Group is responsible for major maintenance and structural repairs,including:
• replacement and servicing of heating systems and technical installations,
• exterior painting,
• repairs to roof, facades, and foundations.
